1. Rates:
- The above rates are subject to 15% Government Tax and Services Charge.
- Long term and last minutes rates are available upon request.
- All rates are quoted in USD.
2. Seasonal:
LOW Seasons : Jan 9-30Jun (excl. Easter & Chinese New Year) & Sep 16-Dec 19
HIGH Seasons : July 1-31, Sep 1-15, & Chinese New Year 1-6 Feb 11 Easter week 22-28 Apr 11
PEAK Seasons : Aug 1-31 & Xmas - New Year (Dec 20-Jan 8)
* Early Check-In is available for free-of-charge and subject to availability.
* Late Check-Out until 15:00 PM is available for free-of-charge if we do not have other guests arriving on that day, Late Check-Out until 18:00 PM will be charged 50% of nightly rate, after 18:00 PM will be charged at full nightly rate.

. Check in/out time:
- Villa check-in time is at 14:00 and check-out time is at 12:00
* Early Check-In is available for free-of-charge and subject to availability.
* Late Check-Out until 15:00 PM is available for free-of-charge if we do not have other guests arriving on that day, Late Check-Out until 18:00 PM will be charged 50% of nightly rate, after 18:00 PM will be charged at full nightly rate.
4. Minimum Stay Requirements:
Low Season : 5-NIGHTS dates: January 09 - July 14
(excluding Easter period), September 16 - December 19
High Season : 7-NIGHTS dates: July 15 - July 31, September 01 - September 15, Easter Week 2007 (April 6 to 13)
Peak Season : 10-NIGHTS dates: August 01 - August 31 December 20 - January 08 (Christmas - New Year).
The villa will accept either two or three nights length of stay but subject to case by case.
5. Villa Capacity:
We strictly observe the villa capacity policy. 4 bedroom maximum occupancy is 8 persons. If you wish to have additional guests we must get informed in advance.
6. Rates above are inclusive of benefits:
- Pick up & transfer from Airport to villa and transfer from villa to Airport (1 x in & 1 x out) in private air-conditioned car.
- Welcome drink and cold towel upon arrival.
- One time complimentary breakfast for up to 8 person for first morning only. (Any additional meal base on grocery + 20% additional fee)
- One basket seasonal tropical fresh fruit arrangement in the villa.
- Complimentary flower arrangement in villa.
- Butler & cook staff service and 24 hours security.
* Groceries bill +20% purchased by staff.
* Meals, laundry, local transportation, telephone bill, shopping fee and other optional extras are at guest's account.
* First extra mattress are not charged extra (free) for all seasons.
* Second extra mattress surcharge of USD 25 for all seasons.
