1. Rates:All rates are quoted in US dollars per night. Reservations are confirmed by receipt of a bank transfer in US dollars.
2. Seasonal Periods:
Seasons are categorized into three seasons, while some villas have 3 seasons for pricing; currently most villas have a HIGH season price that encompasses peak and high season, and than LOW season price. Definitions of season:
Low season : Jan 09 - June 30, Sept 16 - Dec 18
High season : Juli 01 - 31, Sept 01 - 15( Easter week and Chinese New Year week).
Peak season : August 01 - 31, Dec 19 - Jan 08.

. Check in/out time:
- Clients may check into a villa after 2pm.
- The mandatory check out time is 11am.
- In cases where there is no other booking for the same day, may extend the check-out time until 3pm.
- Late check-out prior to 6pm will incur a half-night rate;
- Late check-out past 6pm incurs a full night rate
4. Inclusion:
- Rates include all government and local village taxes.
- Rates include all service charges.
- Rates include wireless internet.
- Rates include in villa laundry. Dry cleaning is sent out and charged to guests at cost.
- Rates do not include gratuities to staff members.
- Rates include Continental breakfast.
- Rates do NOT include long-distance/international calls, food and beverage and extra activities, spa, etc.
- Please note that the capacity of Khayangan Estate is 12 adults for the 6 bedrooms, and 6 adults for the 3 bedrooms. Additional beds for children are available, at cost of US$ 100 + 15,5% per , per bed per night.
- Function fee is required to hold an event or weddings in the whole area of our Estate, Minimum 3 nights for accommodation and Function fee is US$ 3,000 plus 15.5% tax & service.
5. Minimum stay requirement:
Low season : 3 nights
High season : 7 nights
Peak season : 10 nights
6. Damage and Loses
Renter is responsible for leaving the property and its contents in good order and in
a clean condition. Renter will be asked to pay for any damages or losses incurred
during their stay. The owner and/or BVW reserve the right to repossess the
villas(s) with no refund if the renter or any member of the renter’s party causes
excessive damage or nuisance or engages in unlawful activities.
